Case: Interactive architectural model of the Mandarin Garden Sochi hotel complex — a premium 5-star hotel, part of the Alean Emerald line, located in Adler, in one of the most investment-attractive areas of Greater Sochi.

The project is focused on high-end resort leisure and an investment ownership model of managed hotel units.

Client: Mandarin Garden Sochi hotel complex.

Task: Create an architectural model that:

  • meets the standards of a premium 5-star project,
  • visually demonstrates the scale and structure of the complex,
  • allows visualization of the status of each hotel room,
  • integrates with the sales department's CRM system,
  • functions as an interactive sales tool rather than a static exhibition piece.

Key requirement — develop a solution comparable in quality to the best international developer models.

Solution: Interactive model at a 1:75 scale

We developed an architectural model of the hotel complex at a 1:75 scale, with high detail and accurate representation of the volumetric and spatial composition of the object.
Model dimensions:

  • Size: 3.6 × 2.6 m
  • Area: 9.36 m²
  • Height: 40 cm
  • Number of floors: 8

The model is designed as a presentation island, suitable for intensive daily use in the sales office.
Fully controllable lighting for the room inventory

The project is based on an addressable lighting system for each hotel room.

  • 4,800 controllable LEDs
  • Individual management of each apartment
  • Scenario and demonstration lighting
  • Visual status display (available / reserved / sold)

Lighting turns the architectural model into a visual representation of the investment model.

Touch control console
A touch console with a 1500 cd/m² screen was developed for managing the model, ensuring excellent readability even in bright daylight.

Functions include:

  • Selecting individual rooms
  • Highlighting floors and zones
  • Running demonstration scenarios
  • Synchronizing the model with sales data

Online CRM integration:

The model is integrated with the project’s CRM system in real-time.

This allows:

  • Automatic status updates of the room inventory
  • Elimination of manual management and errors
  • Always showing clients up-to-date information

Thus, the model becomes not just a visual object but part of a digital sales ecosystem.

Production:

The project was implemented in collaboration with the Maklarin model workshop, responsible for the architectural design and physical execution of the model.

Our team handled:

  • Concept of interactivity
  • Development of control system
  • Software development
  • Lighting solutions
  • CRM integration
  • Scenario setup

Effect:

The model became the central element of the sales office and a key interaction point with clients.
It:

  • Captures visitors’ attention
  • Simplifies explaining the complex investment model
  • Enhances the perception of the project’s status
  • Elicits strong emotional reactions

Market feedback indicates that similar solutions were previously mainly found in premium international development projects.

The interactive Mandarin Garden Sochi model exemplifies how architectural visualization can go beyond a demonstration format and become a full-fledged digital sales tool, matching the level of a premium 5-star hotel product.
