Just imagine – you, the buyer, are walking around the territory of an already completed complex along the beautifully finished facade of one of the buildings, cars are driving around you, people pass by, fountains splash, trees rustle, birds sing, cheerful children chatter on the playground, group fitness on the sports ground – beauty! Of course, you want to see the apartment of your dreams. What is it like? A three-room? Or maybe a euro-two-bedroom will suffice? What about the floor, the layout of the rooms and kitchen, the view from the window? As the classic says – you won’t know until you see! You enter the lobby, decorated with modern stylish decor, call the mirror elevator and go up to the top floor. The apartment is to the left of the elevator, open the door, a three-room, great, excellent finish, the view from the window is superb, you can see the playground and the car, only the wallpaper is a bit too light… Could it be darker and with a pattern? Easy, we answer, call up the menu and in a second we change the wallpaper color, the furniture, the lighting, and even the time of day outside the window! Wow! This is simply magnificent! Animation of the architectural model.
It is no secret that most developers’ offices have a large architectural model that visually shows the object or complex to potential buyers. This definitely works, but – how do you view the layouts, the square footage, and the interior finishes of the apartments? Order a model for each apartment? Quite expensive, especially if there are several dozen apartment types? We have developed a technology to “animate” an existing architectural model. Depending on its layout, an interactive multimedia screen is integrated into the model, where you can select the apartment you are interested in (it lights up attractively on the model) and see its specifications, area, finishing options, and of course the view from the window. Any screen sizes and shapes are available (even a sphere) and the internal design of the presentation is customized according to the developer’s brand book. If desired, a virtual room tour is integrated into the presentation. You can walk through the apartment and imagine the future design project of this apartment. This will also be useful for interior designers. You can immediately envision finishing and furnishing options for the apartment.
Presentation of architectural projects using gaming technologies.
This technology allows the potential buyer to independently walk through a non-existent complex and explore the surrounding landscape, the adjacent territory, evaluate facade finishes, lobbies, parking lots, and commercial offers on the basement and lower floors, as well as stroll through an apartment that will provide comfort and coziness for the whole family. The basis of this presentation solution is transferring the architectural model created by the architectural bureau from 3D into a game engine. How does it work? Our specialists receive a 3D project of the future complex from the developer, or if it does not exist yet, create it from drawings with photorealistic accuracy. Then the magic of transferring the project to the game engine takes place, along with precise tuning and debugging of the system. On the manager’s desk or on every desk in the management department, there are two monitors facing opposite directions. The image from the manager’s computer i
s duplicated on both monitors. The buyer sits opposite the manager and, depending on what they want to see, the manager launches the presentation program from the desired point, and the client controls the mouse independently to move around the property and inspect it, receiving comments from the manager and information from subtitles on the screen. The manager answers the client’s questions and explains unclear points. At the buyer’s request, they are shown a film made using the same technology, where the camera freely flies around the object, showing different angles and elements of the complex, and accompanying captions and infographics deepen the guest’s immersion in studying the project. And finally, the cherry on the cake!

- Virtual reality glasses (headsets). You walk around the territory of an already completed complex along the beautifully finished facade of one of the buildings, cars drive around you, people pass by, fountains splash, trees rustle, birds sing... Well, you get the idea! The system recognizes the direction of your gaze and synchronizes the 3D image inside the virtual scene in real time. And high-quality headphones complement the immersion with wonderful live sound. You walk past a fountain – the sound smoothly moves to the left headphone, you look at the fountain, magical stereo in the headphones. You can move in any direction, open any doors, look out windows, change the time of day and weather. All so the buyer gets the maximum impression of the project and makes a purchase decision based on these impressions. For less mobile or “not in the mood” office guests, there is an automated tour of the entire complex, which is pre-made and added to the VR headset menu. The technology is truly magical and highly informative.
- Immersive cinema. Imagine a dome-shaped cinema with a surround sound system. You are in the center of a finished residential complex, or business center, or water park. You hold a game joystick (like on PlayStation) and have an incredible desire to see what the developer offers you. Stick up, and you start moving. Want to walk through the property – easy, want to fly and see the complex from a bird’s eye view – no problem. Want to look at apartment layouts – please, and infographics tell you about the sizes and materials of the interior finishes.
